This involves purchasing a piece of property that needs a little work done to it then selling it on the market for a retail price. We are targeting people who are looking to purchase a home. This is a method all the pros use it's tried and true. It's very easy to walk away with a profit of $15-$30k depending on the market.
Now there is a little danger with this technique. The danger is paying too much for the property or underestimating the cost of repairs. You have to take both into consideration when doing using this technique or you can be one hurt puppy
Wholesale That Baby Wholesale It!
Rather than buying the property just flip it/wholesale it to another investor (it's simple if you have a good deal on your hands). Take a piece of crap property under contract and assign that contract to someone else (for a price of course) I generally charge $5,000 for this. It's not too much but its a good pay day for me. Think about some people spend 2-3 months working 40 hours a week to make 5 grand! I make that in 1-2 weeks with this method.
Lease Options
Gah! This is another one of my favorite techniques! It allows me to purchase any home on the market (price doesn't matter) I rent to own it. Then turn around and find another person who is looking to rent to own and BINGO there is my cash flow it's fail proof once you get the right terms. So in reality I'm playing the middle man here collecting cash and getting my mortgage paid on. I've done deals where I've had a cash flow of $200.00, $117 and $476. Yes I know this isn't much but the thing is I can go out and do this 10 more times and really be rolling then. It's all in how you negotiate and target your prospects!
